Enormous Adams Morgan Loft Finds a Buyer

Lofts in the true sense of the word are hard to come by in DC, which is one of the reasons that UrbanTurf has taken such a keen interest over the last couple years in unit R2 at 2424 18th Street NW (map).
The larger of two massive units in a former car dealership located in the heart of Adams Morgan, the three-floor industrial space has a number of aspects that one would expect to find in a real loft — 14-foot ceilings, a private deck on the second floor (plus a larger deck on the roof), and a living area big enough to host a party for a few hundred people.

Originally priced for $2.7 million back in 2008, the home has been on and off the market over the past two-plus years with a reduced price tag each time. In April 2010, it tested the rental market with an asking price of $14,500 a month. That also proved too expensive for DC renters, and we reported in late January that it had been leased for about half that monthly rate by a trio who have used it as a live/work space. The home hit the market back in October for $1.495 million, and went under contract late last week. We hear that one of the current three tenants is the buyer.
When we have reported on this property before, concerns were voiced about utility bills and the noise coming from 18th Street on Friday and Saturday night. A member of the threesome living there told UrbanTurf that the noise of the neighborhood’s weekend revelry can not be heard from the unit, but that A/C costs can be pretty steep in the summer.
