New Restaurant or Boutique Possible For 14th and S Street

Another development opportunity has emerged on 14th Street NW.
An advertisement for a plot of land at the intersection of 14th and S Street NW (the former Garden District location) is boasting “up to 40,000 square feet of development potential.” The deal would be a land lease and the plot is being represented by Marcus & Millichap.
Ali Javad from Marcus & Millichap tells UrbanTurf that the owners are hoping for a single-tenant retailer, like a restaurant, boutique or drugstore, to fill the space. There are a handful of proposals on the table already.
The area around this intersection has seen a fair amount of action, even relative to the rash of development occurring on 14th Street. In February, we reported that a 14,000 square-foot parcel just to the south was being pitched as the possible site for up to 65 new residences. Then in June, UrbanTurf heard from architects Bonstra|Haresign that a glassy, 1920’s-style office and retail project is planned for a portion of the aforementioned plot at 1728 14th Street NW. The developer is Perseus Realty, who is also responsible for Jefferson 14W, a 231-unit apartment building going up at the corner of 14th and W. The new development will replace an old Granger warehouse, and the upper floors will have office tenants while the ground floor and possibly the second floor will have retail, maybe a restaurant.

And, all this action was taking place as The District, a new 125-unit apartment building, was rising on the northwest corner of the intersection. Leasing at The District is expected to start in late October/early November.
