25 Residential Units and a Fast Casual Restaurant to 14th Street?

At Monday night’s ANC 1B Design Review Committee, Valor Development introduced a potential concept for the corner of 14th and W Street NW: 25 residential units and a “fast casual” restaurant.
Valor recently went under contract on the lot at 2200-2202 14th Street NW (map), which is currently occupied by a parking lot and an old, two-story building. The development firm has another project on 14th Street — The Aston at 14th and R — and is reaching out to the community to find out if there is a need for a lower-priced restaurant on the increasingly swanky corridor. “This is a place you could eat at three times a week,” Valor principal Will Lansing said of the proposed eatery.
The 14th Street Corridor is under an overlay district that limits the proportion of restaurants on every block; this proposed restaurant would require an exception, and ANC commissioners warned the developers that the hurdle will be difficult to overcome.
R2L: Architects is working with Valor on the design for the 25-unit project. Though the plans are in the very early stages, they outline a six-story building with units that range from 500 to 1,100 square feet that will likely be condos.
