Over a year ago, preliminary plans were unveiled for the mixed-use MLK Gateway development at one of Anacostia's most prominent intersections. Now, the development team is returning to the Historic Preservation Review Board (HPRB) with a slightly modified proposal.

MLK Community Partners, comprised of The Menkiti Group and Enlightened, Inc., are slated to redevelop the strip of historic single-story commercial storefronts from 1203-1215 Good Hope Road SE (map) into a three-story project. The new development would deliver a tech incubator, coffee shop, a Keller Williams Capital Properties training academy and a new headquarters for Enlightened along with, potentially, a bank, grocer, and restaurant.

When HPRB approved the initial design in October 2017, the concept would have retained the majority of the existing historic structures from 1205-1215 Good Hope Road, without minor portions of 1205 and 1209. For the building at 1203 Good Hope Road, only the façade would be restored.

The new concept would demolish the majority of the buildings at 1205 and 1209, retaining and restoring 1213 and 1215 and the façades and front portions of 1203-1209. The bay on 1203 Good Hope Road would be removed and no floors would be added atop 1213/1215 in either case.
An HPRB hearing has not yet been scheduled. The project could break ground in the third quarter and deliver in 2020.
