Cash Is King: 25% Of DC Homebuyers Paid Cash In 2025

Cash remains one of the primary ways that homebuyers are purchasing in the District this year.
Approximately 5,400 homes sold in the city in the first ten months of 2025, according to Bright MLS data, and 25% of those listings went to buyers paying all cash. This percentage is in line with the past few years in DC.
While the home sales market has been flat this year, the upper bracket has been active, which could explain the high percentage of cash buyers. In short, many wealthy buyers can pay cash and don't need to finance their home purchase.

The all-cash neighborhoods in DC are largely some of the priciest, with four of the top five coming in neighborhoods where the median home price far exceeds $1 million.
Below is a sampling of DC neighborhoods and the percentage of all-cash transactions so far this year:
- West End: 59 percent
- Georgetown: 54 percent
- Kent: 49 percent
- Spring Valley: 48 percent
