The area around K Street in Georgetown has seen a lot of development buzz in recent years.
Plans were bandied about for an aerial gondola connecting Georgetown to Rosslyn. In the last month, conceptual designs were unveiled for how the C&O Canal could be reimagined. And now, two residential properties adjacent to the Key Bridge Boathouse and at the mouth of the Capital Crescent Trail have been listed for sale that offer a very exclusive place, and perhaps a coveted development opportunity, along the Potomac River.
The two residences at 3524-3526 K Street NW (map) have been owned by George Washington University since 2003. Listed with Nancy Itteilag of Washington Fine Properties, the four-level townhomes have 3,000 and 2,200 square feet of interior space as well as gated parking.

However the eventual buyer is unlikely to pay the lofty $4.9 million price tag for the modest properties themselves, but rather for their location. The two residences are the only single-family homes that sit along the Potomac River on the south side of K Street NW in Georgetown, which offers a potentially very attractive development opportunity, albeit in a place where getting new residential construction approved isn’t easy.
