And Another One: Block-Long, 370-Unit Development Pitched For Crystal City

Add another residential development to the bulging pipeline in the works around Amazon's HQ2.
JBG Smith has plans for a 370-unit building with retail at 2451 Crystal Drive (map). The development site currently consists of open space and surface parking, and does not include the adjacent Crystal Park 5 building.
The proposed building, designed by SK+I Architecture, will be seven stories tall and have 3,360 square feet of retail located in a two-story podium along Crystal Drive.

"Above the podium, the building will consist of a series of five-story framed projections that provide architectural variation across the site," plans filed with Arlington County said. "Approximately 200 parking spaces for the proposed building will be provided onsite in a two-level garage that will be partially open on the east side."
"As we continue to redevelop and revitalize National Landing, we are looking for opportunities to add new housing and neighborhood serving retail,” said Matt Ginivan, Senior Vice President of Development at JBG SMITH. “By transforming this underutilized, vehicular-oriented area into new apartments and pedestrian-oriented ground floor retail, we are further connecting the neighborhood.”
This plans for the Crystal Drive site are just the latest addition to the large pipeline of development for the newly-coined National Landing neighborhood. At the beginning of May, UrbanTurf reported on a 25-story, 400-unit building on the boards for a portion of the Crystal Plaza Apartments at 2111 and 2101 Richmond Highway (map). The National Landing neighborhood now has a dozen large projects on the horizon that would deliver several thousand residential units.
