Dupont Circle's Furnished Ampeer Residences May Convert Units to Hotel Rooms

The plan for short-term furnished apartments may be taking a turn at Ampeer Residences.
Ampeer Residences, located at 15 Dupont Circle NW (map), restored and retrofit the historic Patterson House mansion into a project with 92 furnished studios. The project's owners have filed for a modification which would convert the use of 31 of the market rate units from residential to lodging, effectively operating part of the building as a hotel.
The luxury development opened in summer 2017 when it was known for its experiential amenity package, which included everything from monthly curated events (concerts, trips, dinners, book signings etc.), and its promotions, including a prize package with tickets to the Hamilton musical.

However, the new zoning application implies that the success of the business model has not met expectations.
"After nearly two years of operating the Project as market rate apartment units, the Applicant has determined that changing a portion of the Project to a lodging use is necessary in order to make the Project more financially viable," the application reads.
With the modification, all of the units on the courtyard level of the project, along with all of the units in the mansion on the first, third and fourth floors, will be set aside for hotel use. This would mean that, going forward, all residents will only be in the seven-story portion of the development, although they would have access to the amenities in the mansion.
A zoning hearing is scheduled for mid-January.
