250-Unit Residential Project Coming to Capitol Riverfront: Figure 1
Map of Toll Brothers site. Google Maps.

JDLand broke fairly big news this morning that national homebuilder Toll Brothers has purchased the land adjacent to Velocity Condos, where it will build a 250-unit residential project. Details (will it be rentals or condos, when will construction start) are unavailable at the moment, but the prolific Near Southeast/Capitol Riverfront blogger provided some background on the site:

“The land has been owned by the Cohen Companies since their purchase of the entire block bounded by 1st, Half, K, and L in 2005…the garage and below-grade structure for the Toll Brothers lot is already built.”

Given the current state of lending, we would be surprised if this project went condo. However, inventory is pretty tight these days in the District, so you never know.

I hope it's apartments. DC still needs more apartments so the renters can be drained out of the condo projects. Renters should rent apartments. Owners should live in condos - or sell them.

What is the status of the remaining condos for sale at Velocity? The listings on Redfin were removed and the banner on the side of the building is gone. Were the remaining units part of the sale?

Kevin, There are still condos for sale at Velocity. Not sure how many are left, but you can find more info on their website: http://www.velocitycapitol.com/ Mark Wellborn Editor
