820-Unit Development Pitched For Ward 8 Set Down For Public Hearing

A huge new residential development on the boards for DC's Bellevue neighborhood is starting to move through the city's zoning process.
On Thursday, DC's Zoning Commission set down the application for a planned unit development and map amendment for a new four-building complex with 821 apartments between Martin Luther King, Jr. Avenue and Fort Greble Park SW (map). The development, from Kaye Stern Development and Bensahel Capital, will replace four, 2-3 story apartment buildings and bring nearly 675 more residences to the site.

The four existing buildings at the addresses will be razed in phases, and the new buildings will be constructed to accommodate current and future residents. The buildings, designed by Eric Colbert and Associates, will rise five stories with a total of 276 underground parking spaces and approximately 315 bicycle parking spaces. The apartments will be a mix of studio to three-bedroom units with 17% set aside as inclusionary zoning.
In addition to standard amenities like a gym and business center, the development will have an on-site daycare, as well as a large "social garden" in the middle of the buildings that will include seating, lawn panels and an outdoor amphitheater.
The next zoning hearing for the development will likely be in the coming months.
