740 Units + a Neighborhood Green: The Big Redevelopment Plans For a Rockville Shopping Center

Big redevelopment plans are on the boards for a Rockville shopping center.
Kimco Realty has proposed a two-building, 740-unit residential project for Pike Center at 12101 Rockville Pike (map). Plans recently filed with Montgomery County call for the two-phase development to begin construction in the coming years.
The first phase would be a seven-level, 270-unit building with parking and 37,000 square feet of retail that could accommodate an anchor tenant. During this phase, a portion of the shopping center will remain, as well as the existing surface parking lot.

The second phase is planned as a 16-story, 470-unit residential building with a parking garage, as well as a half-acre Neighborhood Green along Rockville Pike.
"Locating the Neighborhood Green on Rockville Pike creates the opportunity for activation by the future retail tenants and visibility from the passing vehicular, pedestrian, and bicycle traffic," the filing stated. "While designs have not been fully explored, we anticipate the space including a mix of passive and active areas such as movable seating and tables for use by any of the retail patrons or residents, shading elements, and a flexible lawn."
The timeline for this development is a rather long one. Kimco anticipates the first phase would begin in the next three to ten years with the second phase following a minimum of three years after the first phase delivers. The concept plan will go before Montgomery County's Development Review Committee in May.
