A 15-Story, 310-Unit Development Pitched Off I-66 In Arlington

A significant infill development is taking shape in Arlington, where Caruthers Properties has proposed adding a 15-story, 310-unit residential building to the existing Potomac Towers apartment complex off I-66.
The phased project would transform a portion of the nearly seven-acre property at 2001 North Adams Street (map), which currently houses an eleven-story building with 406 units and extensive surface parking, into a denser mixed-use community while preserving the existing structure.
The development plan divides the property into three distinct phases. The existing Potomac Towers building would remain as Landbay A, while the eastern portion containing approximately 327 surface parking spaces would be designated as Landbay C for future development in a second phase. The current proposal focuses on Landbay B, which would feature the new high-rise with a four-level parking garage accessible from North Adams Street.
Part of the new development, designed by KGD Architecture, is an approximately 20,000-square-foot plaza and park at the intersection of North Adams Street and 20th Street North.
Plans for the new building were recently filed with Arlington and will now make their way through the county approval process.
