Will a Map Amendment Pave the Way For More Development on H Street?
A zoning change along H Street NE could continue the development resurgence that the corridor has been seeing in recent months.
775 Holdings LLC is seeking a map amendment for the building at 775 H Street NE (map) to rezone the property from NC-16 to NC-17. The NC-17 zone is intended to permit mixed-use development at a moderate- to medium-density with an emphasis on the provision of retail uses. While a specific development has not been proposed for the low slung retail building, the applicant envisions a residential/retail project for the southwest corner of H and 8th Streets NE.

"Ultimately, the proposed Zoning Map amendment will facilitate the redevelopment of a mixed use project that will provide new housing and affordable housing, as well as new opportunities for neighborhood-serving retail," documents field with the application stated.
The map amendment is just the latest signal of a resurgence in development along H Street which used to be the epicenter for development in DC. A five-level, 50-unit residential development was proposed for the 1300 block of H Street back in May, and then in December, plans were filed by DC-based developer District Growth for a 70-80 unit development along the 1000 block of H Street NE.
