This week in What X Rents You, UrbanTurf looks in the $2,800 a month range to see what choices are out there for prospective renters in the DC area with this monthly budget.
A Two-Bedroom on the Hill
This two-bedroom Federal townhome is located on Gessford Court, a small alley enclave on Capitol Hill not far from Eastern Market. The rental has a fairly narrow layout with a living room that has a small, wood-burning fireplace that leads into an eat-in kitchen. There is also central A/C and a private deck off the second floor, but no parking. The home is available starting March 1.

- Rent: $2,900 a month
- Bedrooms: Two
- Bathrooms: 1.5
A Three-Bedroom on the H Street Corridor
As three-bedrooms in DC go, renters would be hard pressed to find a better deal than this H Street rowhouse. A recent renovation resulted in new doors and a new kitchen among other things, and the home has a nice-looking back patio. There are two bedrooms on the top floor and one bedroom on the lower level. A shared living situation of three people would put the rent for this spot at less than $900/month per person. Small pets are allowed and the home is available immediately.
- Full Listing: 820 13th Street NE (map)
- Rent: $2,695 a month
- Bedrooms: Three
- Bathrooms: Two
A Spacious Kalorama Two-Bedroom
This corner two-bedroom, one-bath rental sits in a Biltmore Street co-op in Kalorama. The unit has a narrow kitchen, but a good-sized living room and dining space, as well as exposed brick and hardwood floors throughout. There are window units for A/C, and a washer/dryer in the kitchen. The building comes with bicycle storage and a front garden with chairs and a table for residents, but the rental doesn’t come with perhaps the most prized asset for Kalorama residents: a parking space. The unit is available immediately.
- Full Listing: 1832 Biltmore Street NW (map)
- Rent: $2,895 a month
- Bedrooms: Two
- Bathrooms: One
