Under Contract: The Best and The Deals

In Under Contract this week, we look at properties that UrbanTurf has deemed either top-notch or a bargain in recent weeks that now have sales pending on them.
1846 Ingleside Terrace NW
The Five-Bedroom Mount Pleasant Bargain
Last week’s installment of Deal of the Week was a five-bedroom, four-level home that sits on Ingleside Terrace, the horseshoe-shaped street on the northern edge of Mount Pleasant. We deemed it a good bargain, and presumably someone else felt the same way, as it is under contract after ten days on the market.
The listing has 2,533 square feet of interior space, which includes a large living room with exposed brick walls, a master suite with a dressing room, and a lower level in-law suite with the home’s second washer/dryer. There is a landscaped garden and a patio in the front of the property, a rear porch off the second floor, a parking space in back, and the potential for a roof deck to be built off the third floor.
- Address: 1846 Ingleside Terrace NW (map)
- Price: $779,500
- Bedrooms: Five
- Bathrooms: 3.5
- Square Footage: 2,533
- Days on Market: 10
A Wider Capitol Hill Home
A property that moved even quicker than the one above is the three-bedroom Capitol Hill row house that UrbanTurf featured as a deal earlier this week. We wrote that one of the notable aspects of the listing is that, at 19 feet, it is much wider than anything else in its price range in the area. The width can be seen on the main level, which has a large foyer and living room, a cross-cut staircase and a dining room with big side windows. There are two large bedrooms and a smaller “child’s room” on the second floor as well as a finished lower level. The whole house needs some touching up, but that didn’t stop it from being snatched up quickly: it was under contract after less than a week on the market.
- Address: 807 D Street NE (map)
- Price: $525,000
- Bedrooms: Three
- Bathrooms: One
- Square Footage: 1,530
- Days on Market: 6
Four-Bedroom Normandy Provincial House in Foxhall Village
When this renovated four-bedroom home in Foxhall Village was featured in Best New Listings last week, we wrote that there were some interesting things about it, including a den/solarium off the living room and a large wooden deck that overlooks Glover Park, as well as a built-in stereo speaker system for the entire main level and deck. The French Provincial-designed home also has a landscaped garden and a finished lower level with family room/bedroom, home office/study, bathroom and a private entrance. It went under contract late last week.
- Full listing: 1413 44th Street NW (map)
- Price: $875,000
- Bedrooms: Four
- Bathrooms: Three
- Year Built: 1935
- Days on Market: 7
Renovated Two-Bedroom at The Rhode Island in Bloomingdale
It took about 2.5 months and one price reduction, but this two-bedroom at The Rhode Island building in Bloomingdale is now under contract. The 964 square-foot two-bedroom condo is on the top floor of the 13-unit building, and has 12-foot ceilings in a large living room, a new kitchen, central A/C, and an in-unit washer/dryer. Both bedrooms are also fairly spacious, leaving the one downside to the unit, which is that it doesn’t include parking.
- Full listing: 1929 1st Street NW, #201 (map)
- Original Price: $399,950
- Latest Price: $382,950
- Bedrooms: Two
- Bathrooms: Two
