Two Weeks Or Less: The DC Neighborhoods Where Homes Are Selling Fastest

Even in a housing market that has shown signs of cooling in 2026, plenty of DC neighborhoods are still seeing homes sell quickly this year. Today, UrbanTurf looks at where listings are moving fastest in DC proper.
Using median days on market data for advertised subdivisions across the city, we zeroed in on where homes have been selling quickest year to date.

Topping the list are AU Park and Chevy Chase — two of the city's most coveted upper Northwest neighborhoods — where homes are selling in a median of six and seven days, respectively. North Cleveland Park isn't far behind, also clocking in at a week.
Just south of the Cathedral, Burleith is turning over quickly as well, with homes finding buyers in eight days, actually an improvement over last year's ten-day median. In upper Northwest's Kent neighborhood, the median sits at nine days — a slight uptick from 2025, but still well under two weeks.
On Capitol Hill, the city's perennially competitive rowhouse market has actually tightened compared to last year, with homes selling in 11 days versus 13 a year ago. Shepherd Park — which led all DC neighborhoods in last year's version of this article with a three-day median — comes in at 12 days this time around; the dramatic year-over-year percentage change in the table reflects that unusually low 2025 baseline rather than any meaningful slowdown in the neighborhood. Rounding out the list is Mount Pleasant at 13 days, where pace has moderated somewhat from 2025 but demand clearly remains strong.
