Two Logan Circle rowhouses and the lot between them hit the market Tuesday for a combined $6 million, though the addresses are also being sold separately.
1309 R Street NW and 1313 R Street NW (map) have been restored by their owner, David Holder, over a period of decades. Holder purchased 1309 R Street NW about 30 years ago and bought the neighboring property, 1313 R Street, a decade later. Since purchasing them, Holder has been working to restore the Victorian properties and return them to their turn-of-the-century layout and look.
Both homes have five bedrooms plus basement apartments. 1313, built in 1877, is being offered with the lot and its four parking spaces for $3.5 million; 1309, built in 1904, is being offered with its two parking spaces for $2.5 million. Each house spans more than 3,300 square feet.
In the lot between the homes Holder created a fruit garden, with apple trees, a pear tree, a plum tree and fig bushes.
“I would ideally love for them to stay the way they are and continue to be restored,” Holder said, though he acknowledged that investors may show interest in the property. “There’s something about the fact that the houses have been around a lot longer than I have that makes me feel a little more permanent.”
