Two 27-Story Towers, 830 Units: A First Look At The New Plans For Rosslyn's Key Boulevard

There is a new vision on the boards for a prominent development site in Rosslyn, UrbanTurf has learned. 

Monday Properties has filed new plans with Arlington County to redevelop 1401 Wilson Boulevard and 1400 Key Boulevard (map) into a pair of 27-story towers with a total of 831 new apartments. The towers would include: 

  • Key Tower -- A 300-foot tall northern building at the corner of Key Boulevard and N. Nash Street with 325 apartments and a 17,025-square foot ground floor grocery store.
  • Wilson Tower -- A 300-foot tall southern building at the corner of Wilson Boulevard and N. Oak Street with approximately 500 apartments and about 12,000  square feet of ground floor retail.

The new development will also bring a variety of retail to this section of Rosslyn, as well as a number of open spaces throughout the project, including a major component of the long-planned 18th Street Corridor, which will provide pedestrian access between N. Oak Street and N. Nash Street. Shalom Baranes designed the project.

It has been a long time coming for a development at this site. Back in 2014, Monday Properties received approval for two new buildings at the addresses -- one residential and one office. Since then, Monday has extended the approval as the time for development at the site hit snags for one reason or another. 

"Since its original approval 11 years ago, construction [at the site] has not commenced due to the decline in office demand and market realities in a post-pandemic environment," the filing stated. "For nearly four years, the Applicant has worked with its design professionals to create a new vision for the Property that will meet the needs of Rosslyn residents, respond to retail market demands, and satisfy more recently-approved County policies."
