Three adjacent Dupont Circle rowhouses will hit the market for $6.485 million this coming Tuesday, UrbanTurf has learned.

The Victorian rowhouses at 1508, 1510 and 1512 21st Street NW (map) are about a block off the circle itself and have been owned by a family and rented out for years. Now, most of the buildings’ tenants are gone and the family is ready to sell the properties, which have been privately marketed for the last two years or so.

In an effort to spur competition from developers, listing agent David Bediz is putting the three homes on the market in a public sale as a package deal.

“It’s a great opportunity for an investor, for luxury rentals, for condos, even potentially an office space for one of the buildings,” Bediz said.

The homes are historically protected but otherwise have fairly loose zoning regulations. The homes have 5,090 square feet of lot size between them, the total living space comes out at 13,240 square feet. Two of the properties have parking out back, and the third has a courtyard. Five units still have tenants, Bediz says, though the rest are vacant.
