The Zones That Could Lead To More Development in Chevy Chase DC Have Been Approved

Two new zoning designations that could start paving the way for more development along a notable commercial corridor in Chevy Chase have been approved.
On Thursday, the DC Zoning Commission approved map and text amendment applications that would create new mixed-use zones along Connecticut Avenue in Chevy Chase, DC.
The two Chevy Chase Neighborhood Mixed Use zones include:

- The NMU-4/CC1 zone which will apply to most of the commercial corridor along Connecticut Avenue NW between Western Avenue and Livingston Street. The NMU-4/CC1 zone would allow mixed use, low-density commercial and moderate density residential uses, that is generally ground floor retail and residential above.
- The NMU-4/CC2 zone will apply only to the civic site along the avenue between Northampton Street and McKinley Street. This site is currently zoned MU-3A and R-1-B. The proposed zone follows Comprehensive Plan and Chevy Chase Small Area Plan recommendations for mixed-use and local public facility development at the DC-owned library and community center sites, including a moderate density level of housing.
There has been significant pushback for these changes from local businesses along the commercial strip, largely because the feeling is that the changes will result in new developments pushing out longstanding businesses.
"I am hoping that we make sure we look out for the small businesses," Zoning Commissioner Anthony Hood said in the hearing yesterday. "I don't know if at some point in the process we can say that a certain amount [of businesses] need to be maintained in perpetuity, we need to make sure that we preserve those businesses if we move forward."
NMU (Neighborhood Mixed-Use) zones have been applied to commercial corridors in neighborhoods around DC, with the intention of providing a mix of residential, employment, retail, and service uses in the area while encouraging a compatibility between new and older buildings. Other areas with NMU zoning include Cleveland Park, Woodley Park, and Takoma, Georgia Avenue, and H Street NE.
