The New Zone That Could Spur More Development In Cleveland Park

A recently proposed zoning change could start paving the way for more development along the main commercial corridor in Cleveland Park, and portions of Woodley Park as well.
Map and text amendment applications that would create new mixed-use zones along Connecticut Avenue were filed with DC's Zoning Commission earlier this month. The two proposed Mixed Use zones include:
- The Cleveland Park Neighborhood Mixed Use Zone, (NMU-8A/CP) on properties fronting Connecticut Avenue between Porter Street NW and Macomb Street NW (map).
- The Woodley Park Neighborhood Mixed Use Zone (NMU-9A/WP) on properties fronting Connecticut Avenue between Woodley Road and Calvert Street NW.
While there is already a mixed-use zone for this section of Cleveland Park, the new zone would increase the maximum allowed height for new mixed-use buildings, and also allow for more affordable housing. The chart below outlines the proposed changes:
NMU (Neighborhood Mixed-Use) zones have been applied to corridors in neighborhoods around DC, with the intention of providing a mix of residential, employment, retail, and service uses in the area while encouraging a compatibility between new and older buildings. Earlier this year, a similar mixed-use zone to the one above was approved for the commercial corridor in Chevy Chase along Connecticut Avenue.
