Regular UrbanTurf readers will remember 1706 Florida Avenue NW, a triangular lot at the intersection of Florida Avenue and V Street NW, on the southern edge of Adams Morgan, that sold for $70,000 back in 2018.
At the time, the quirky plot's potential for residential development was an open question. Then came the design from OPaL's Sean Ruppert and architect GPS Designs -- a three-bedroom corner home designed specifically for the lot. The home was completed in 2020 and sold in 2021. Now, after a few years in private hands, it is coming back on the market.
The shape of the four-story, 1,500 square-foot house at 1717 V Street NW allows for one or two uses on each floor, starting with a foyer and guest bedroom suite on the entry level.
The second floor houses the kitchen and the family room with a half-bath between, and the owner's suite occupies the top floor with an attached den and a walk-in closet. There is also a lower level that could serve as a third bedroom suite or a media room, and also houses the laundry room. An open spiral staircase cuts through the house, leading to a roof terrace with sweeping views at the top of the listing.
A garden-level patio is landscaped with maple trees, crape myrtles, sea grasses, and coneflowers, with a lawn area enclosed by a hedge. A separately deeded, off-street parking space is also included.
The home, to be listed with Lex Lianos of Compass, can also be sold fully decorated and furnished.
