The 5 DC-Area Zip Codes Where Home Prices Have Risen The Most This Year

Today, UrbanTurf is taking a look at the areas around DC that have seen the highest home price appreciation so far in 2025.

In the table below, we outline the five zip codes that have seen the largest percentage increase in home values this year. In order to qualify for the list, a zip code had to record at least 30 sales in 2025.

As perhaps is to be expected, the home price appreciation in the DC region is notably lower than in years past. For example, this year the DC zip code that is home to Congress Heights is leading the way with median home prices rising 16%. Last year, the leading zip code saw home prices up nearly 35%. 

Following Congress Heights on the list is the McLean zip code of 22102 where, despite high sales volume, some big ticket purchases pushed prices higher. 

Rounding out the list are three zip codes where prices rose about 11%-12%: the Takoma Park zip code of 20912, the 20008 zip code (Woodley and Cleveland Park), and the Alexandria zip of 22308.
