This week's edition of Above Asking revisits three recently-featured listings — one of which sold for a condo's value over listing price.
The $34,000 Park Proximity Premium
A Chevy Chase address, and close proximity to both Rock Creek Park and Francis G. Newlands Park, lend a suburban vibe to this three-bedroom center-hall colonial. Two archways sit on either side of the entry hall, leading, on the right, into a living room with a white fireplace, and to the left, into a bright formal dining room. A sunroom and an eat-in kitchen finish out the main level, with the latter providing access to the backyard and its flagstone path, winding toward a garden area with raised planters. An upstairs bath retains its original two-basin sink and also has a subway-tiled step-in shower nook. The basement has exposed wooden beams crisscrossing along the ceiling and an original built-in bar. The house recently sold for $34,000 above its listing price.

A Quintessential Glover Park Two-Bedroom
Over in Glover Park, backing up to Dumbarton Oaks Park, this two-bedroom rowhouse has a flat-fronted exterior typical of the neighborhood housing stock. The house opens into a wide living room with inset built-ins on the far wall, between the powder room and a double-wide entryway to the dining room. A narrow, U-shaped kitchen is tucked alongside the dining room, and both rooms open into a den/family room at the back of the house, which leads out to a tiered, landscaped patio. Upstairs, the owner's bedroom is skylit and has a nursery-sized walk-in closet. The second bedroom houses the stacked washer/dryer in one of its closets; both bedrooms share a bathroom with heated floors. The house, which sold for $16,000 above asking, also comes with off-street parking.

A Condo's Worth Above Asking in Woodley Park
Not only did this Woodley Park colonial go under contract just five days after being listed, it also sold at a $376,000 premium — pretty much the price of a one-bedroom condo on nearby Connecticut Avenue. The house, which garnered multiple bids, has a generous interior which centers around the great room, which has a ceiling that reaches double-height as it approaches a wall with stacked windows. On the second floor, a study has a wall of built-ins and windows that look directly over the great room, bringing in light from the latter's second-story windows. A built-in desk surrounded by cabinetry characterizes the far wall of the great room, then blends seamlessly into the adjacent kitchen cabinetry. The uppermost floor hosts the skylit owner's suite, which has three walls of built-ins, two dressing rooms and one private terrace.
