Sales, Prices, Inventory Head North: A Few 2025 Housing Predictions

As an up and down year for the housing market winds down, forecasts are being made for what 2025 may bring. 

Bright MLS published its forecast for the DC-area and Mid-Atlantic housing markets on Wednesday, and we plucked out some of the more interesting predictions for the DC region.

Here are a few:

  • Home sales will rise about 8% in the DC region. This year, sales are essentially the same as 2023.
  • Home prices will rise. Bright predicts that median home prices in the region will increase 4.7% to $638,000. 
  • The inventory of homes for sale will rise by about 14%. 

"The picture for the housing market in 2025 is changing, though the path forward is not necessarily clear. There are positive signs that transaction activity will be higher in 2025; however, there are some challenges,"  Lisa Sturtevant, Bright MLS Chief Economist said. "There is a possibility of economic uncertainty growing in the coming year, and some individuals and families are going to feel less financially secure."
