Residential Projects Continue to Move Forward East of the River

Over the holiday weekend, Capital Business’ Jonathan O’Connell reported that a new 188-unit apartment project is planned for east of the Anacostia River. The project will be located at the site of Murphy’s Auto Body Shop at 1708 Good Hope Road SE (map), according to O’Connell, and will be the second project east of the river from developer Tim Chapman, who built The Grays on Pennsylvania, which leased up quickly last year.
The news of the coming project is another sign that residential development appears to be picking up in Anacostia and surrounding neighborhoods.

In July, UrbanTurf reported that construction and pre-sales could start by the end of the year on the W Street townhome and condo project, a joint partnership between local developer Four Points and national home builder Comstock Homes that will consist of 16 two-family homes, seven townhouses and a single-family home that will replicate a property that previously sat on the site of the project at W Street SE and 13th Street SE (map). The project may go before the historic review board this month.
Also, Sheridan Station, a 60-unit condo and townhouse project from William C. Smith & Company, is set to deliver by the end of the year at 2516 Sheridan Road SE (map). Sheridan Station is one of the largest for-sale developments to come to the area in years.
