Plans Filed For Boutique Hotel, 369 Apartments Near Union Market
Monday was a big day for development news around Union Market.
About a month ago, UrbanTurf reported on the plans that Foulger-Pratt and Torti Gallas Urban had to convert a warehouse at 301 N Street NE (map) into a project with a boutique hotel, 370 rental units and space for retail and offices. On Monday, the planned unit development for the project was officially filed with the Zoning Commission.

Plans for the Capital Self-Storage facility include four buildings that will all be integrated: an 11-floor residential building with approximately 275 residential units and ground floor retail along N Street, a building with 20,000 square feet of retail and office space also on N Street, an 11-story boutique hotel with approximately 175 rooms on 3rd Street; and lastly another 11-story residential building with 94 units and retail. There will be a total of 250 parking spaces, as well as 230 bicycle parking spaces. The project architect is Brooklyn-based AA Studio.
The developers expect that the office space will be shared:
The upper two stories of the preserved and repurposed historic building will offer office space for creative industries and/or more retail space, depending on the market demand at the time, so the Applicant requests the flexibility to use the space accordingly. The creative office
space is envisioned to be shared space, like UberOffice or WeWork, intended for creative industries, such as an architecture firm.
The planned unit development for this project was filed shortly after that for a massive, mixed-use project adjacent to Union Market.
