New Condos Could Be on the Way For 14th Street: Figure 1

Ground could be broken by the end of the year on new condos (or apartments) along the rapidly-transforming stretch of 14th Street between Logan Circle and U Street. The Washington Business Journal is reporting that a planned 120-unit residential project from JBG Companies could break ground on 14th Street between Swann and S Street in the fourth quarter of 2010.

The project, which will be designed by popular local architect Shalom Baranes, will offer primarily studios and one-bedroom units and have 18,000 square feet of retail, according to the Journal.

Given that the DC area could be experiencing a condo shortage in the coming months and a number of developments in the vicinity of this project have sold out or are on the verge of selling out, we imagine that these units will deliver as condos, not apartments. Evidence of this hunch is that a new condo project from Bonstra Haresign Architects is already in the works for the corner of 14th and R Streets.

The bigger question is will this project get financing; JBG sounds optimistic.

“…JBG officials say they have talked with several financing brokers eager to get back to business. ‘There is certainly interest in this market,’ said Kai Reynolds, executive development officer at Chevy Chase-based JBG.”
