Massive Apartment Complex Breaks Ground in H Street Corridor
The long-delayed Arboretum Place residential complex has broken ground at 1600 Maryland Avenue NE, DCmud reports. It will be the first major residential project built in the H Street Corridor in years.

DCmud reports that the first phase of the project, which was originally supposed to break ground in early 2009, will deliver 257 studio, one and two-bedroom apartments to the area in the spring of 2012, scaled down from the original plans for 430 units. The first phase will also include a 250-space parking garage, and 5,000 square feet of ground-floor retail.
What caught our eye in the DCmud write-up was the sheer amount of amenities that the project will offer:
Like most residential developments these days, developers have qualified the project with the “luxury” tag, meaning a pool, a business center, a gym, indoor half basketball court, entertainment space, and landscaped gardens complete with fireplace and “meditation courtyard” are all included.
With perks like those, we imagine that the monthly price tag at Arboretum Place will be fairly high.
The actual location of the project is at the far eastern edge of the H Street neighborhood (map), which is unusual for the direction of development in the area. Much of the new development in the H Street Corridor is happening west of 12th Street. Arboretum Place is in the other direction, east of 15th Street and across Bladensburg Road, which acts as something of a psychological border for new residents to the area. On the other hand, the development is directly across the street from Safeway, so prospective tenants at Arboretum Place will no doubt be drawn to having one of the neighborhood’s key amenities at their doorstep.
