A Map Amendment Would Help Deliver 120 Affordable Units and Childcare to Congress Heights Site

In April, DC's Office of the Deputy Mayor for Planning and Economic Development (DMPED) announced the selection of a development team for the vacant parcel beside the former Malcolm X Elementary School a block from Congress Heights Metro station (map).
Now, that team is taking the first step toward redevelopment.
Congress Park Community Partners has filed a map amendment application to rezone the site from RA-1 (institutional use and low- to moderate-density residential) to MU-8 (medium-density mixed-use). The resulting development would deliver about 120 affordable units above roughly 9,500 square feet of neighborhood-serving retail, an early childhood education center, and free office space for ANC 8E.

Although details remain scarce, the apartments will be for households earning up to 30%, 50%, 60%, and 80% of median family income. Three-bedrooms are meant to make up a significant share of the unit mix. Banneker Communities, District Development Group, and Congress Heights Community Training and Development Corporation are leading the development team.
A zoning hearing has not yet been scheduled.
