Kettler Plans 130-145 Unit Project in Adams Morgan
An Adams Morgan property that changed hands earlier this year could be redeveloped into a six-story project with 130-145 residential units, according to papers filed with the Board of Zoning Adjustment (BZA).
Kettler is planning to redevelop the lot at 1711 Florida Avenue NW (map), which it purchased in February. The lot, which currently houses a dog daycare and boarding facility along with a few other tenants, was originally slated for mixed-use redevelopment by Peak Development.
Peak Development’s plans originally included preserving a parking garage on the site to use for the building’s structure. Kettler’s preliminary plans are to raze the garage and build a six-story residential building with 130-145 units and one level of underground parking with 65 spaces.
Kettler is seeking three variances for the property: one for an exception from loading requirements; another for height; and a third for a non-conforming roof structure. In the document obtained by UrbanTurf, they state that the site’s corner location and odd shape affect its layout.
