JBG SMITH Files Plans for 2.6 Million Square Feet of New Development in Arlington

JBG SMITH is keeping its foot on the gas when it comes to development surrounding the Amazon campus in "National Landing".
The developer has submitted plans to Arlington County to redevelop six buildings, delivering five multifamily and one office building. While not all of the sites have been identified, the applications include plans for the office building at 2001 South Bell Street (map), the vacant office building (and former Vornado planned redevelopment site, currently boasting a colorful shroud) at 223 23rd Street (map), and the office buildings at 2300 Crystal Drive (map) and 2525 Crystal Drive (map). The completed developments would total roughly 2.6 million square feet.
This new wave of developments will follow the residential projects at 1900 Crystal Drive and RiverHouse. JBG is planning a total of 4.7 million square feet of residential development in the National Landing area, delivering anywhere from 4,000-5,000 units above ground floor retail.

A press release also notes that the aforementioned five residential buildings, the 790 apartments at 1900 Crystal Drive and the 1,000 units headed to RiverHouse comprise more than half of the new residential planned for National Landing.
"This is an important step toward delivering additional housing units and retail amenities in National Landing, which will help meet anticipated new housing demand and mitigate upward pressure on rents," a statement reads.
“In reimagining this vital stretch along Crystal Drive and 23rd Street, we are focused on the goals of Arlington County’s Sector Plan, as well as our collective desire to foster a vibrant, architecturally distinct 18-hour environment throughout National Landing,” Bryan Moll, Executive Vice President at JBG SMITH, said in a statement.
