Half of Hyattsville New Home Project Gets Planning Board Approval

A portion of a proposed new home development in Hyattsville is moving forward.

Last week, the Prince George's County Planning Board unanimously approved a detailed site plan application by Werrlein Properties to deliver 31 houses on the 3.58-acre former site of the WSSC building at 4017 Hamilton Street (map). The long-vacant WSSC building was demolished last summer.

The new construction on the upper parcel would deliver 16 detached homes with five models, ranging from 1,840 square feet to 3,550 square feet. Interior to the site, there would also be 15 attached houses with two models, ranging from 2,044 to 2,280 square feet. Each house would have a regular or wraparound porch and an interior or detached two-car garage.

Plans for the lower parcel, at the surface parking lot at Hamilton Street and 41st Avenue (map), remain up in the air as appeals remain active by community members and the city of Hyattsville, who would like the entire parcel, previously zoned for open space, to be added to Magruder Park. The developer is proposing an additional 52 attached and detached homes for the lower parcel and would cede some of the parking lot to be added to the adjacent Magruder Park.

The City of Hyattsville had submitted a letter to the Planning Board requesting they defer consideration of the site plan for the upper parcel while the appeal case remains unresolved; the applicant said during last week's hearing that the city manager is comfortable with the approval conditions recommended by planning staff. The city also revisited a discussion last month about whether Magruder Park should be renamed and how the land can be de-coupled from previous segregationist deed covenants.
