A Few Changes Pitched For 280-Unit Building At DC's Reservoir District

The developer of DC's Reservoir District is changing course for one of its largest residential buildings. 

Jair Lynch Development Partners has submitted a filing to the city's Historic Preservation Office (HPO) that would modify the approved plans for a 280-unit apartment building planned at Parcel 4 at the Reservoir District at Michigan Avenue and North Capitol Streets NW (map).

The approved plan for the parcel call for a new rental building with a ground-floor grocery tenant below 196 market-rate apartments and 85 affordable units for seniors aged 55 and older. With the new filing, a few changes are in the works. 

"Under the proposed plan, the Parcel 4 Building would continue to be a multi-family building but now would be open to residents of all ages," the filing stated. "The senior housing component would be relocated to Parcel 2."

In addition to moving the senior housing component, the development team is also proposing changes to the ground floor uses of the project. 

"The ground floor of the Parcel 4 Building would still be devoted to retail and grocery store use, but residential use would also be introduced as an option, resulting in a change in the layout and square footage of the various uses." The filing comes a few weeks after a report that Jair Lynch is in talks with a grocer to occupy the ground floor space that was originally planned as a Harris Teeter store. 

"The intent of this request is to allow for additional housing to be created while still allowing space for neighborhood-serving grocer and retail tenants," Ruth Hoang of Jair Lynch told UrbanTurf.
