Family Matters: 25 Units Above Retail Proposed for Historic Anacostia: Figure 1

SIM Development has applied to restore a long-vacant mixed-use building right off Good Hope Road in Historic Anacostia to its prior use, delivering retail spaces below 25 rental apartments that will primarily be three-bedrooms meant for families.

The plans would add two stories and a habitable penthouse to the two-story-plus-cellar structure at 1916 15th Street SE (map). Three retail spaces totaling 5,484 square feet would open onto Good Hope Road, occupying ground floor and cellar space.

Twenty-four of the apartments would be three-bedroom units, and there would be communal roof decks and green roof space atop the 2nd and 4th floors.

Because the building does not conform to lot occupancy requirements, the applicant is seeking a lot area variance. The applicant also wants a variance from the required minimum number of parking spaces. Meeting both requirements would necessitate partial demolition of the building.
