Duplex Units Proposed for Former Site of Shaw Checkers Club

With the Capital Pool Checkers Association displaced from its Shaw meeting spot, plans for the building are coming to the fore.
Contract purchaser N2 Invests and architect Inscape Studio are seeking historic concept approval for a proposal to retrofit the two-story building at 9th and S Streets NW (map) into three duplex units. The units would be approximately 2,000 square feet in size, and the development would extend the second story across the entire property.

Each unit would have patios and private entrances on S Street (the corner unit would also have entrances on 9th Street) and open-concept main levels with bay window breakfast nook, full bath, and den. Upstairs, each would have three bedrooms (or two bedrooms and a den) and two bathrooms; the two interior units would also have terrace spaces accessible from the owner's bedroom.
The development will also need to seek Board of Zoning Adjustment approval to combine the properties into a single record lot, to build three units in the RF-1 zone, and to exceed maximum lot occupancy.
