Douglas Plans Redevelopment of Ivy City Warehouse For Retail Use
More redevelopment plans are on the boards for Ivy City courtesy of Douglas Development.
Douglas has plans to renovate and “adaptively reuse” the warehouse located at 1401 Okie Street NE (map). Once complete, the renovated warehouse would be used for retail purposes. The project architect is Antunovich Associates.

“The existing building will be preserved structurally except for a wide open court that will be cut into the center of the building,” documents filed with the Board of Zoning Adjustment stated. “The open court will be the main attraction for future retail tenants and patrons, particularly since the large warehouse floorplan does not lend itself to multiple retail tenants.”

In its application, Douglas notes more than once that the aim of the planned development is to compliment the Hecht warehouse development, a 338-unit development with retail adjacent to the Okie Street warehouse. The unit breakdown at the Hecht redevelopment has a clear focus on single renters; the unit breakdown includes 56 studios, 100 junior one-bedrooms, 68 one-bedrooms, and seven one-bedrooms with dens. The remaining units are two- and three-bedrooms.
