Ditto’s Buchanan School Sells Half Its Condos in First Week of Sales
In the first week of sales, 50 percent of Ditto Residential’s 41 condominium units at the Buchanan School are under contract.
“The project isn’t on the market yet, but we started offering hard hat tours with our most eager buyers and the units just started to go,” said Martin Ditto. “People are immediately recognizing that this project is more than just a restored school.”
Capitol Hill’s historic Buchanan School was built in 1895 and spent nearly a century as a place of learning before closing its doors in 1993. In 2015, Ditto started restoring the Romanesque Revival-style buildings to their original grandeur and into 41 sleek condominium residences. The Buchanan School is nearing the end of construction and will open its doors to residents this fall. Buchanan School was designed and developed by Ditto Residential, a DC-based firm known for building design-driven boutique condominiums. Ditto’s vision for the property was a sophisticated mix of old and new, blending classic masonry with modern touches. The result is a collection of unique one-, two- and three-bedroom residences priced starting in the upper $300s.
Among the unique features of the condominiums are original double-height windows; exposed brick walls, arches and keystones; and lofted 14-foot ceilings. Brand new finishes include white oak hardwood flooring; white oak cabinets in kitchens; custom-made marble tile flooring in bathrooms; Calacatta gold quartz countertops; stainless steel appliances, fully-integrated refrigerators; and solid white oak entry doors with satin nickel hardware. Half of the residences include outdoor space in the form of balconies or patios ranging in size from 100 to 300 square feet.
The building also features a lobby with a library and fireplace, a landscaped patio with a shared gas grill and bike storage. Private parking is available for purchase.
Buchanan School is one half of a larger development called Buchanan Park, which includes townhomes and incorporates generously landscaped spaces including a central green, multiple intimate outdoor gathering areas, and a series of inviting pedestrian walkways that connect to the surrounding neighborhood. The development was carefully designed to embrace and reflect the spirit of Capitol Hill, with its unique sense of history and community.
Located at the intersection of 13th and D Streets Southeast (map), the Buchanan School is just blocks from Eastern Market, Barracks Row and Lincoln Park, where residents can walk to dinner at Michelin-starred Rose’s Luxury, coffee at Pineapple & Pearls’ soon-to-open café or for drinks at speakeasy Harold Black.
