A new Zillow analysis found that the best time for sellers to list their home in the U.S. is the end of May. However, this timing can vary based off location and a variety of other factors.

"While late-April/early-May was traditionally considered the prime selling season, this trend has been disrupted by a confluence of factors, most notably the COVID-19 pandemic and fluctuating mortgage rates," the Zillow report stated. "In 2022, sellers saw the highest sale premium when they listed their home in late March, right before rates barreled past 5% and continued climbing. In 2023, buyers held out late into the season in the hope that rates would go down, drawing the peak selling season all the way to June."

In the DC region, sellers may want to put their homes on the market a bit earlier than the rest of the country. The Zillow report found that homes listed towards the end of May sold for 2.4% or $14,600 more than those that hit the market later in the spring.
