Over in Dupont Circle, this 480 square-foot studio is a clash between two stylistic philosophies: the wood-and-tile prevalent rustic Tuscan aesthetic and the forward-thinking modular furniture movement. The unit is arranged in a series of narrow, windowed spaces, with the tiled foyer leading to a galley kitchen with butcher block countertops and plank shelving with mosaic tile flooring through an arched doorway on one side. A $45,000 Premium for an Award-Winner

Listed for just under a half-million dollars, this 780 square-foot one bedroom condo ended up selling for $45,100 above asking price. The unit is in the Schafer Mansion, a boutique condo building which won the Historic Mount Pleasant Design award in 2012. Ceilings rise as high as 11 feet throughout the unit, which is split between Victorian and contemporary architecture. The living room centers around an ornate wood mantel framing a green-tiled fireplace, while the adjacent wall ends in a rounded bay with leaded windows above a built-in bench, book-ended by wood panel wainscoting. On the opposite wall overlooking the living room, the kitchen nook is more stark and minimalist, with a large island that doubles as a breakfast bar and has a pot-filling spout.
