A Wharf Three-Bedroom Sells For $5.6 Million, Priciest Condo Sale of 2025

The last month of 2024 saw a flurry of high-priced condo sales in the DC area. That momentum appears to be continuing into 2025.
A 3,700 square-foot three-bedroom residence at Amaris at The Wharf recently closed for $5.6 million, making it the priciest unit to sell in the region this year. The condo, listed with Michelle Giannini, is one of the final six residences for sale at the 96-unit project known for its cold-warped glass exterior that was designed to mimic water-like movement.

The three-bedroom unit takes advantage of the exterior with glass walls on three sides. It also features a semi-private elevator, a high-end kitchen with custom Italian cabinetry, and a large primary suite. The building features a number of amenities including an indoor saltwater pool, a spa and sauna, and a private screening room.
The sale represents the latest million-dollar condo in the region to find a buyer. In December, another three-bedroom at Amaris sold for $4 million. That month also saw three condos sell at The Ritz-Carlton Residences in Georgetown -- each for over $4.6 million -- including the priciest condo to sell in the region in the last 18 months.
