Another Northeast DC institutional site is poised for a large new townhouse development.
An affiliate of The Concordia Group has filed a zoning application with the city to add housing to site of The Lieutenant Joseph P. Kennedy Institute, a non-profit private school for students with disabilities, at 801 Buchanan Street NE (map).

The proposed development would add 11 sets of attached dwellings to the 4.7 acres on the west side of the property, delivering a total of 81 three-story townhouses. Each townhome will have three floors and two or three bedrooms and two and a half bathrooms. Each unit will also have either a one- or two-car garage. The site is zoned RA-1 (low- to moderate-density residential, apartments).
Additional townhouse developments are in the works at the sites of the former St. Paul’s College and at the St. Joseph's Seminary in Brookland; the now-dormant site of Providence Hospital in Michigan Park is also expected to see a mixed-use development at some point.
