A Look at JBG Smith's 790-Unit Development at National Landing

Last year, Amazon's selection of Northern Virginia for one of its new headquarter sites also usurped plans to improve a few parcels in Arlington County with residential developments. Now, JBG Smith has filed plans to build one of the largest residential projects in the National Landing area.
Earlier this month, JBG Smith applied to replace the vacant office building at 1851 S Bell Street (map) and 1900 Crystal Drive (map) with a two-building mixed-use development, delivering a total of 790 apartments above approximately 45,000 square feet of retail. Approval of the development would require the Site Plan for Crystal City Shops be amended and for the 159,948 square-foot site to be rezoned as C-O Crystal City.

The 27-story south building will consist of 443 residential units above 16,808 square feet of retail, while the 26-story north building will contain 347 residential units above 19,390 square feet of retail. A woonerf will bisect the two buildings, with an additional 8,956 square feet of retail lining the plaza.
The unit mix will span studios to three-bedrooms, including some duplexes. The project will utilize 306 existing parking spaces on the site, while adding 290 spaces in a connected garage. Cook Fox is the design architect and Torti Gallas is architect of record.
"Our ground-up development projects in National Landing began with Central District Retail, which broke ground late last year, and will be followed closely by 1900 Crystal Drive, which we expect to commence in 2020," Kai Reynolds, Chief Development Officer at JBG SMITH, told UrbanTurf. "The new residential towers and retail will bring a renewed energy to the neighborhood and enhance the diversity of offerings available to residents and community members."
