An Owner-Architect's Garage-to-ADU Approved for Capitol Hill
It's been a while since UrbanTurf has highlighted any new alley dwelling units (ADUs), so today, we head to Capitol Hill to take a look at an ADU that we have been following for a few months.
On Wednesday, the Board of Zoning Adjustment voted to approve a proposed ADU at 135 13th Street NE (map), which would convert and add a story to an existing garage at the back of the lot. As designed by owner/architect Ziad Demian, the resulting structure would have a 743 square-foot footprint, two bedrooms, and two baths.

The ground floor would house an interior parking space and an open concept living/dining room and kitchen. Upstairs, one of the bedrooms would have an en-suite bath and access to a narrow balcony facing the backyard, and there would also be a bonus room and the laundry room. The ADU will also have rooftop solar panels.
Demian and wife Merrill plan on renting the unit out, then eventually installing an elevator to use the unit to age in place. The Historic Preservation Review Board also granted concept approval in April.
