480 Affordable Apartments Proposed for Arlandria Site

As Alexandria plans for how to produce and preserve deeply affordable housing in the Arlandria-Chirilagua neighborhood, a new development is being proposed that satisfies some of those goals.
Alexandria Housing Development Corporation (AHDC) is applying to build up to 480 affordable apartments at W. Glebe Road and Mt. Vernon Avenue (map). The 3.2-acre site currently houses a Sherwin-Williams paint store (formerly a Safeway), two restaurants, and surface parking.

The first building in the development would be 10 stories, delivering roughly 400-420 units above 4,000 square feet of non-residential space. The second building would be seven stories, delivering roughly 60-65 units above 34,000 square feet of non-residential space. A new private street would run between the buildings.

Overall, the units would be affordable to households at various income levels up to 80% of area median income (AMI), with over 100 units for households earning up to 40% of AMI. About 65% of the apartments will be two- and three-bedrooms.
The businesses on the site will be given the opportunity to return to the completed development, and the remainder of the non-residential space could house healthcare services, shared office space for non-profits, childcare services, city agency space, and other local businesses.
AHDC hopes to get approval from the Alexandria City Council by the end of the year and begin construction on the garage and the first building in 2023-2024; the first building would then deliver in 2025 and the second in 2026.
