$410,000 or Less: DC's Five Most Affordable Neighborhoods in 2022

Today, we highlight the five DC neighborhoods that have been the most affordable to homebuyers this year.
For this article, we looked at the advertised subdivisions in the city with the lowest median home prices so far in 2022, only counting neighborhoods with at least 15 home sales. Most of the neighborhoods listed in the table below have long been known as having relatively affordable homes for sale, although for Cathedral Heights and Foggy Bottom, that affordability is largely due to a high prevalence of condos and co-ops.

The least expensive markets are split between opposite sides of the city. The Georgetown-adjacent neighborhood of Foggy Bottom, thanks to 90% of sales being condos and co-ops, is the most bargain-friendly with a median price of $305,000. Barry Farm, a neighborhood east of the Anacostia River, comes in second with a price of $310,500. Rounding out the list are Cathedral Heights, Congress Heights and Deanwood, all neighborhoods with prices well below the city median of $660,000.
