$380,000 Or Less: DC's Most Affordable Neighborhoods in 2024

Today, we highlight the five DC neighborhoods that have been the most affordable to homebuyers this year.
For this article, we looked at the advertised subdivisions in the city with the lowest median home prices so far in 2024, only counting neighborhoods with at least 20 home sales. Most of the neighborhoods listed in the table below have long been known as having relatively affordable homes for sale, although for places like Cathedral Heights and Foggy Bottom, that affordability is largely due to a high prevalence of condos and co-ops.

Foggy Bottom and Cathedral Heights led the way with prices below $315,000, thanks to the fact that 92% of sales were condos and co-ops. Rounding out the list are three neighborhoods in Wards 7 and 8.
Randle Heights has the least expensive homes for sale east of the Anacostia River, thanks to a drop in home prices this year driven by smaller listings selling compared to 2023. Congress Heights and Anacostia complete the list, with prices well below the city median of $725,000.
