36-Unit Development Planned For Church, Rowhouses on Capitol Hill

A by-right development is in the planning stages on the site of a church and three townhouses on Capitol Hill.
Capitol Hill Corner’s Larry Janezich reported this weekend on a 36-unit, by-right project planned for 1341-1349 K Street SE (map). The planned development would lead to the razing of three rowhouses and the Mount Paran Baptist Church building. According to the church website, Mount Paran owned at least two of the rowhouses that will be razed in addition to the church building.

Developer Pecar Properties told an ANC 6B committee last week that the planned completion date for the project is late-2017, and that the firm hasn’t decided if the project will go rental or condo. Because it is by-right, the development will not need approval from the Board of Zoning Adjustment to move forward.
