355 Square Feet: Pseudo-Micros Hit the Market in Adams Morgan

A residential conversion in Adams Morgan is offering condos that can’t quite be categorized as micro-units, but they are close.
Moda 17 is a 38-unit condo conversion from the Adams Investment Group at 2424 17th Street NW (map) that recently started selling. The one-bedroom units at the development clock in at 355 square feet and the two-bedrooms at 655 square feet. McWilliams|Ballard is handling the sales and marketing.
The residences seem to have been designed with the micro-unit aesthetic in mind. The units have panelized kitchens to help them blend into the wall; a number of the condos have built-in beds and dressers to help save space; and many of the two-bedrooms are convertible with movable walls for when the second bedroom isn’t needed.

The developers aimed to do a lot to make up for the small square footage in the listings. Each of the units has its own private outdoor space on the roof, as well as bike parking and individual storage in the basement.
