Above Asking: Selling at a Premium From Mount Rainier to Friendship Heights
For this week's installment of Above Asking, UrbanTurf revisits three recently-featured listings which each sold for five figures over asking price.
$55,000 Above Asking for Chevy Chase Seven-Bedroom
This seven-bedroom home in Chevy Chase sold for $55,000 above asking price last week. The house has plenty of curb appeal, with a landscaped front lawn and a front porch with a bench swing. Off the foyer, a set of French doors open onto the living room, where the inserted gas fireplace has windows above square built-ins on either side. The family room has an L-shaped built-in which frames the base of what serves as a desk in the abutting breakfast room. The kitchen has a double Viking stove beneath a hood, concrete countertops and a stainless steel island. The owner's bedroom has a cove ceiling, bay window and built-in media console, while the en-suite bath is split in two, with the sink area open to an adjacent dressing area; the shower is tiled floor-to-ceiling and the tub is separately enclosed behind glass.

$86,000 Above Asking in Friendship Heights
While this semi-detached Friendship Heights house was priced affordably for the neighborhood, it ended up selling for $86,000 above its asking price. Upon entry, a floor-to-ceiling open grid partitions off the adjacent bright living room. The next room is a formal dining room with chair rail and has a galley kitchen with checkerboard flooring on one side and a den with checkerboard flooring and white-painted brick accent wall on the other side. Upstairs, the owner's bedroom has double exposure and a seating nook. The second and third bedrooms shares a jack-and-jill bathroom, and one of the bedrooms also has an attached den/playroom. The basement offers a large rec room and the backyard has a patio area connected to a path that winds through an ivy-rich garden.

Moderately-Priced in Mount Rainier
Despite selling for $35,000 above its listing price, this five-bedroom Mount Rainier bungalow was still purchased at an affordable price by DC-area standards. Its front porch spans the length of the house, and while the main level doesn't have an open concept layout, it does have a flow which creates open sightlines from the front door to the back, where a series of windows converge in the corner. The kitchen was given a mod remodel which pairs its stainless steel farmhouse sink and wall-mounted oven with color-blocked Marmoleum floors. The main level also has two bedrooms and a full bath and a sunroom which serves as the laundry room. On the upstairs landing, a built-in shelving unit creates a partition and a separate nook provides bonus space for an office or play area. The lower level is a junior one-bedroom in-law suite with L-shaped kitchen, separate laundry room and separate side entrance.
